Bailed on that last house. Nothing was wrong with it i just backed out. No biggie as i had 10 days to get my earnest money back due to an inspection period. :)
Got a call out of the blue (no pun intended :D )that my offer on this HUD owned property was accepted. Didn't expect the call but i got it. The way that HUD homes work is that when they go up for sale there is a period of time (two weeks to a month, not sure exactly) where only owner occupants can bid on them. Then once that window has passed investors can buy it. Well as soon as this property came up i put a bid in on it due to the location, school districts etc and it was accepted (monday). At that point i backed out of the other one and signed the contract on this one on tuesday. I am looking at about a 40-45% ROI on this one, which is pretty damn good in this market.. :cool1:

It was a really cool thread to follow from start to finish and see the workings. I'll be following this one with interest as well.
Total renovation, tree work, landscaping, siding repair/replacement where needed, new gutters, ext and int paint, roof, windows, doors, kitchen, baths, new decks, changing a half bath to a full, etc... Everything down to the outlets, switch plates, and door knobs will be new.

The thing is they are plenyfull around here, and are cheap when they are in disrepair. It's all about the return.

Won't know what I am doing until we place the material orders and we see where we can get the best deals. That's not going to happen until after we close.
I save where I can so that I can cover any suprises that come up. With any luck we come in under budget. The way we see it if brown shingles are cheaper than black by a good amount i'll go with brown and paint the house a color that matches.
You have to remember its an investment not MY house. I'm just making it "nice enough."

All utilities were turned on today. A couple pallets of black architectual shingles were delivered today and the roof is being done tomorrow along with interior and deck demo. We are painting the exterior thursday and friday and will double back to paint the trim when the windows and doors come in, in about a week. We are going with the same colors as we did on the other house because everything in this hood is beige or brown already and we know it looks good. I'll throw pics up this weekend. The garage is going to be turned into a make shift paint booth next week and we are gong to be refinishing the old cabinets from my house (currently remodeling kitchen) and installing them in this one.

Roof and demo are done and siding was being painted today. Windows and doors will be delivered Wednesday and will be installed Thursday and Friday. As long as they get those done in time the painter will come back and do all the soffets and trim, doors, etc Saturday. We also moved the old cabinets from my kitchen remodel to the garage becasue we are going to refinish them and install them here (finally got half of my garage back :) ). Decks were supposed to start Friday but the lumber was not delivered until late Friday which ****ed that plan up. So now we are looking at doing the decks starting monday (GC didn't get the permits til Friday anyway). We are also gong to do all the framing we need to Monday/Tuesday in the hopes of moving on to the drywall later in the week.

Front and rear decks are almost done. Drywall crew started today. Gutters go up tomorrow. We are also doing some siding repair. HVAC guy is servicing the furnace and water heater as well. We need a new AC unit so its time to hit up craigslist.
On a side note we already had two people call after seeing our sign expressing an interest in the house, and wanting to see it when its presentable. :)

Just passed by to scope out the tree situation as i am meeting my tree guy there tomorrow to see what we are raising the canopy on, what we are pulling out etc.. Most of the windows are done. There were a few that were ordered the wrong size so we have to bring them back. Doors were there too but not in just yet. Front deck is done and back railing and steps will be finished today..

Just got back from meeting my tree guy. 3 dead trees and 2 lives ones are coming out. Also raising the canopy on everything in close proximity to the house (keep gutters clean). Scheduled for next Monday. Exterior will be 100% complete except for landscaping by friday according to my GC. Plumbing, electricity, framing, drywall, finishing the windows, doors, and tile are scheduled for this week.

No pictures this week. Nothing really to post pics of actually. We did alot of behind the scenes stuff like plumbing, electrical, framing, HVAC service, etc.. For example we moved the pipes from one wall in the kitchen to another wall, repaired rotted floors in the bath and replaced the tub, etc.. Tree crew is there monday and the tile guy will be in there next week as well now that he is done with my kitchen. I'll post up pics midweek.

All windows are in and all doors are in except the front door but that will be taken car of shortly. Had the garage door opener installed this week too. Exterior paint is 95% done. There are a few trim pieces by the roof flashing that we need to do and a handful of siding boards that we are going to replace as well. Tree crew went in and took out about half a dozen trees this week and raised the canopy on anything close to the house and out front. We did a ton of drywall work, rebuilt the floor in the master bath that had some serious rot , painted the ceilings did all the interior doors as well as alot of the closet doors etc.. We are trying to get the interior painted this week as well as get the baths tiled up. We have to figure out the kitchen layout too..

Back deck is pretty much done. Another big one at 30 x 10. Inspection for the footers is this week. Drywall is all done and sanded. Ceilings were paited as well. Baths are prepped and ready for tile as is the kitchen. Appliances were orded last Thurdsay night and will be delivered this Thursday. Buy one, fix it up, sell it... Repeat as needed..

Had the inspection for the decks. Got the appliances delivered and we got the first coat of paint on the walls. We are going back over them fixing imperfections before the second coat goes down. Tile is pretty much done. Starting to mock up the cabinet layout for the kitchen before we redo our old cabinets. Chances are we are going to lose the window in the kitchen for more cabinet room. Thats why we never replaced that particular window. It has plenty of natural light anyway with the three sided bay window and the glass french doors opening up onto the deck so its not a big deal.

So my contractor has been pissing me off latley..
Apparently he took a big dollar job at a Clinic that he had to get done by a certain date. I got him to admit this to me via text the other day after pressing him for a couple days. Since we bought the house there have been a couple periods where no work was done for 3, 4, and 5 days at a clip. My response... "What about the deadline you set of two months to complete our project that came and went two weeks ago??? I guess you don't need my business with all these big jobs coming your way..":cuss:
Ever since then, it has been all hands on deck. Tile is all done, carpet is done, paint is pretty much done except for touch ups, hardwoods tomorrow, etc.. Should be wrapped up by early next week. I'll get some pics up Sunday..
Next house i am definatley holding more money back until the job is completed and possibly revising our agreement to do some kind of performance based contact.

Listing on MLS hits friday.. Decided on $179,999 to unload it quick. A couple minor things need to be addressed but we didn't want to lose this weekend in terms of showings. Thursday night mom and dad are watching the girls and the wife and i will spend a few hours cleaning, putting in smoke detectors, shower curtains, toilet seats, switching out light bulbs, etc.. My contractor has a couple minor things to come back and fix too but we are at a point where we can show it so we figured why not get it online..

Thats a nice house man. Only change I would do is where the front door is I'd attach a bridge like they have at the playground to the 2 trees upfront. Then from there have that inflatable thing you jump on like they have on the airplanes for emergency landing that you jump on and it takes you right up to your car.
I'd also swap out the mailbox and put up a plastic tube that sucks the mail. Sort of like what they have at banks.

The only thing I might have done is stained cabinetry in the kitchen to tie it to the hardwoods and wood ceilings. But thats a nit.

Got the first offer after it only being listed for 3 days.:dance:
$176k with $6k in closing. I am perfectly willing to accept it but at the same time i know the buyers are really interested. As a matter of fact they are backing out of an offer on another house to get ours. I was actually at the house today swapping out a few of the fixtures for fans while they were there so i heard alot of their positive feedback. I pretended as if i was one of the subs on the job and answered a few questions.
The best part about all of this that while i was there and this couple was looking at the house, another agent showed up showed it as well and her client was also interested. :yesnod: The perspective buyers meet so i think this fueled the couple to make an offer sooner than later. Seeing that we know they are very interested i had my agent call the other agent to see what was more important on the offer, the price or the closing costs. They immediatley responed that the closing costs were more important so we are countering with bumping the sales price to $183k so they can get their $6k that they want. This gets me to $177k as a true sales price prior to commisions being paid.
My agent is drafting up the counter now for me to sign but we are post dating it for tomorrow and we are not going to submit the offer until the 23rd hour of the 24 hour counter offer deadline just in case other offers come in.

You should see some of the stuff this inspector pulled out of his ass on the report. My GC neglected to do a few things on purpose to give this guy something to put on his report, and he didn't even catch half of them. Its full of shit like gutters need extensions, and deadbolt needs to be adjusted, and fans need to be balanced, etc... :rofl:

House is plumbed for a gas or electric clothes dryer. The gas line for the clothes dryer isn't capped. It's just shut off at the furnace. If someone didn't know what they were doing bad things could happen.. We tucked the line into the dryer vent.. The pest control guy that was there doing the inspection for the termite letter pointed it out to the inspector.:kick:

My buyers did that type loan. I felt sorry for them for all the hoops they had to jump through and backflips they had to do. I felt sorry for me at all the additional time it took. We did two contract extensions before it was ready to close. It was truly ridiculous. Then, the day of closing, they were told that I could not pay as much of their closing costs as I had agreed to. Nice for me. Bad for them.
