Have a client who is seeking $900,000, to close on a land deal next week.
The property is located in the Dominican Republic, was appraised at $1,456,000, and is being purchased for $1,200,000. Buyer has already provided the down payment.
Upon closing, the buyer will receive the construction permits and the funding to start the construction on a 1320 unit apartment complex.
For your $900,000, you will receive an interest payment of $67,500, paid on August 31, 2025. Of course, your investment will be returned at that time.
When the project is complete, you will receive a $3,000,000 bonus.

First off, this kind of a loan would trigger a SAR (Suspicious Activity Report) - ask me how I know and no doubt be under heavy scrutiny by authorities.
Secondly, fronting nearly a million dollars to some stranger for a foreign country project is about as brain dead as it gets and I see no mention of collateral nor why the person couldn't get commercial funding.
Lastly "receiving construction permits on closing", I don't believe it and if that doesn't happen there is no project. Permits are already in the chocks and just waiting for escrow to close ? Under whose name ? And for what, exactly ? And permits doesn't mean ANYTHING eventually gets built.
Also another 'ask me how I know'.

Here is my down payment to you.
A good friend of mine was offered two luxury condos in the DR that were supposedly under construction, they wanted a down payment of $500,000. He went there, saw the site with lots of prep work already done, checked out all the folks involved who all seemed legit and had built similar stuff in the past, so he sent the money.
That was about fifteen years ago. He never saw a dime of his money, no buildings were ever built on the site, and within a few years, it was impossible to find any of the folks who he talked to about the investment.
Clffs: No thanks to the investment opportunity.
