There is a very active downtown full of shops selling crap. Several multi-story hotels, probably from the 20s to 50's, boarded up. Grand old homes neglected or abandoned completely. Very depressing.

The National Park is an embarrassment.

People outside of FLORIDA tend to overstate their appeal.

The Villages have 5X as many residents, and 12 championship golf courses, 38 executive courses and 4 practice facilities, and 100+ various recreation areas.

As I have stated, FLORIDA leads in all things, you do not have to ask.

POA and HOA are similar but different. I have owned property in each.

The HOA’s you are required to pay the assessment on the property if vacant or with a home on it.
The POA is often volunteer because it is usually a larger community based and the POA only has jurisdiction over the common areas and amenities. Whereas an HOA has jurisdiction over your home.

We had a few vacant lots on Marco Island and they have a city wide POA. Very strict and I had to keep the lots mowed or get fined. We also had burrowing owls on one lot and that held up the sale until they hatched the chicks and moved on.
