The same contractor who created the site disaster two years ago while building a house is back to build a second one. Here's the "site plan" that he submitted to me for approval. :spdchk:

That looks like a standard form from the county building department and the builder sketched the site plan. What is the problem?

That looks like a standard form from the county building department and the builder sketched the site plan. What is the problem?
No actual lot lines. No designation for disturbed area. There's a culvert that drains onto the site at the front-right corner, where he's planning a cut bank. No provision for topsoil storage/ reuse. Trees over 6" have to be designated/ protected outside of the disturbed area. The Town requires at least 10% to be left in place.
The County has recently added 2' contours to its GIS system, which is a great resource for site planning. I gave the contractor a screen shot of the site to help him with drainage/ grading planning.

Appears all a product of building on the side of a mountain. :ack:
We deliver a site plan for permitting. The purpose is to show the setbacks. It can be a basic sketch or a cad drawing. I did the sketch and my draftsman added it to the set of plans.
It all is really for naught, because I'm rural and I believe anything over 10 acres they don't care. But I turned it in anyway. I also did a slab/foundation "as-built" survey...turned it into the building department and found out it wasn't even required. :Jeff '79:

I have delivered both hand drawn sketches and CAD drawings to the HOA Architectural committee. Both approved. They only ever got my crappy sketches after that.

Curious, what were the variances?
Slope of the porch roof less than 6:12. White trim instead of a natural color. Crushed stone driveway instead of asphalt. A different brand of roof shingle. Wood-look garage door instead of wood.
