1. Had to reduce speed on I75 to below 90 mph.
2. Humidity is no longer above 100%.
3. Wait staff seems to have lost a lot of weight, and is much, much younger.
4. I think my IQ increased immediately upon crossing into Georgia.

I spoke to two new mortgage clients this week that are leaving nyc for MIAMI.
They will retain their jobs due to mostly remote, both earn $250+K.
I asked both if they had considered lowly carolina, both laughed and asked where the **** that was.

Both are pursuing condos in the $1,000/sqft range.
Both have visited multiple times and want the lifestyle.
Both want a parking garage with no driveway rocks.

There are 5 new subdivisions within a mile of my house here in Polk county.
This used to be such a nice and quiet area with some agricultural land and most homes on 1 acre or more. With all the friggin subdivisions, traffic has become insane and crime is up. Many of those buying here are from the Northeast.

We specifically bought our agricultural property in an area with 10 acre minimum property division.

Of course some grease bag might try to change the zoning someday, but I believe he would be met with fierce resistance.

But I have a 150 acre tract behind me that's not very suitable for subdivision development and a 600 acre hunting preserve across the road.
Long as it stays the same for the next 20 years I'm good. :seasix:

Now he has a major ticky-tacky subdivision about 100' from his house that apparently the Latinos adopted and the Spanish music is incessant; then some moron opened a concrete business two houses away (big lots in this area) with mixer trucks running all day among other nonsense. My pal spent a nice bucket of money with a "land lawyer" to get it stopped before it got ugly with threats and bad feelings.

Developers here have bought up all the larger agricultural parcels and turned them into subdivisions. County is interested in approving those developments/re-zoning because it increases property tax revenue.

Every highly-populated county in FL will allow variances to allow for development.
In the past 5 years I have seen at least a dozen golf courses in Broward and Palm Beach close and housing was allowed.
Saddest one is Heron Bay, the PGA Tour hosted the Honda Classic here.
Was never run correctly, had multi-million dollar homes surrounding it, but the golfers in these neighborhoods chose to play elsewhere.
It went BK, a canadian company bought it, ran it into the ground with no maintenance, and then sold to a gov entity who will use 25% for wetlands and then will sell the remaining 75% to commercial developers.

Funny thing is the idiots that allowed it to die, raised hell AFTER the land sale.

1) do not understand passing lanes, they hang in left lane for miles
2) do not understand right of way, which in turn causes accidents
3) do not understand why you do not change lanes entering, while in and exiting an intersection
4) do not understand a school zone DOES NOT end when you drive pass the school
5) do not understand you can leave your car running without you in it in a fire lane
6) do not understand you must fully stop before turning right on red
7) do not understand the reason for highway acceleration lane(s)
8) do not understand most driving rules

The 600 acres across the road is a generational family owned hunting preserve and two of the family members live there. Both attorneys btw. They are not selling off in my lifetime

The 100 acre property behind me is owned by the gentleman who I purchased my 33 acres from and he has already sold off a couple additional 11 acre parcels. I actually pursued the possibility of acquiring a few more acres to my east and the county will not allow any division in this area less than 10 acres.

To my west is a 30 acre horse ranch that will never be subdivided.

I’m in a very restricted agricultural area. I’m on a 2 mile road with about 10 homesteads. The people here are very happy with the rural farming community.
Several old families here who have lived here for generations. The road and cross road here are named after people who still live here. And they are not going anywhere.

And btw-
The transplants from other states that come to the panhandle typically go to the coastal communities. Most are not interested the rural lifestyle. And any that do will be like minded or they would not be comfortable with all the camo and confederate flags. :D

Money does talk, and greasy politicians will always have their hand out.

Again, Heron Bay Golf Course, was built before the homes were started.
3,000+ homes, in a city, Parkland, where retail is only done on the borders, not in-town.
Homes that lined the course were $3+M, some over $6M.
Course was there for 25 years.
Course was sold to a gov entity, who got the variances and greenway designation removed--a non public investor could not have gained such.

So now the homes on the course that use to have a golf course view, will now see two-story retail backviews, with the dumpster stench filling the morning air.

BUT, they were ALL too dumb to see this coming,,,

1/3 of the county conservation, it passed by a wide margin. Now every
builder has tried to increase the sprawl , and has taken the county to court.
But the law of the people has always over ruled greed. I would hate to see
what would happen if the developers won . It would not be pretty.

Similar here on the island, where there are strict height limits, a law against combining lots, and lots of land set aside as Conservation Areas. Dunes can't be touched to put in seawalls and there are no private beaches on the ocean side. Unfortunately that's under city law, but the county appears to want to develop everything possible for the tax dollars; not sure how that will go and it will likely end up in court with the glut of super-rich people here.
