FL, SE FL, is doing fine, as what does not kill you only makes you tougher.
Very impressive how strong the economy and construction is going after a devastating hurricane, the afterwards is about character, and as with ALL THINGS in FLORIDA, we are kicking ass and spitting builder's nails.
You can be a victim, or you can pick yourself up and increase your efforts, and squash the naysayers.

The trend of new construction in the region, despite its difficulties, only will intensify as newcomers continue flocking to the area, and investors continue securing properties to rebuild along the coastal areas that were devastated by Hurricane Ian on Sept. 28, 2022.
Before the COVID-19 pandemic, lots in this region were selling for $60,000 to $80,000. Now, they are going for $225,000 to $500,000, depending on the location and whether they come with a seawall.
Home builders Lennar, Pulte Homes and D.R. Horton—nicknamed “the Big Three”—continue to dominate in Southwest Florida. But they are running out of land on which to build in Lee County
The new Florida law, Senate Bill 1718, limits social services for undocumented immigrants and invalidates driver’s licenses issued to them in other states. It also requires hospitals receiving Medicaid dollars to ask for a patient’s immigration status.
Seagate Development Group, headquartered off the east side of Interstate 75 just north of Alico Road, has about 50 active construction projects, ranging from multimillion-dollar mansions in Collier County and Boca Grande to an industrial park complex not far from its own headquarters.
In Lee County, the government voted Aug. 1 to add 23 new jobs in its community development department to help deal with permitting volumes.
From Oct. 1 last year until June 30, the Lee County staff accepted more than 70,000 permit applications, and more than 45,000 of them were hurricane-related.

I re-roofed last month, my roofer told me supply line was still challenged, but not huge shortages if you maintain multiple sources.
He did advise pricing is through the roof, and if you are not willing to pay, others will step up to take inventory.
I was over in Naples about a month ago, even though very little damage from IDA, they have new construction all over the place; their office and medical buildings are world-class.
Then again, Naples is another world, classier than boca raton, and getting more HUGER by the day.

Unfortunately Idaho has been "discovered" by liberals leaving CA. Our daughter and family live in Boise. 15 years ago it was a nice small conservative city. Now it's fast becoming a liberal shithole with horrible traffic. They're thinking about leaving. It's sad to watch.

If we get conditions similar to 12+ years ago, I would think anyone buying RE in FL is looking to get a discounted price, or would flip ASAP.
Based on the direction of our economy, once the layoffs starts and more companies downsize or go under, the RE market will depreciate and mortgage delinquencies will become a HUGE issue.

I would not want to be a seller today as much as I wouldn't have wanted to be a buyer 2 years ago.

The same home in east Fort Lauderdale, NOT ON THE WATER, is at least 30% more IF YOU CAN FIND ONE.
The poop has yet to hit the fan, but we will see a downturn 12 months, or less, as only cash buyers are in play right now.
Today, fannie / freddie 30-year is 8.000%, may cost you a point to get that.

Illegal aliens who participate in the unconstitutional Obama era 'DACA' program get in state tuition in Idaho. So Idaho rewards the kids of illegals with in state tuition, but if my kid wanted to go to an Idaho university, my kid would have to pay the out of state rate.
Full disclosure: Texas AND Florida give in state tuition to illegal aliens, period. No need to even play the sham 'DACA' card.

Boise is as much Idaho as Miami is FL. With just far less fubar...for now. Personally I avoid large swaths of people residing anywhere nearby. Hence why we bailed from the coast(s) full time. Predators generally avoids humans here.

Agree. Similar here. Although I'm shocked that these california liberals and wealthy blue state yankee transplants are paying $1,000 or more per sq ft. anywhere near the coast. And lots with a water view are 1M or more.

We moved to Florida full time in 2015. The area we live in, Port St Lucie, has gotten more red in the past 8 years and is still moving redder.
That may change over time. But the vast majority of people who moved to this area are conservatives escaping the crap in NY and NJ.
Fortunately, at least for now, FL is trending redder. We left CO when it took a hard left turn from CA liberals moving there. That's not happening here in FL - yet. Time will tell whether it does.

The reason insurance rates are so high in Florida is to the litigation cost. Florida has 8.16% of claims but 76.45% of all lawsuits.

I know I have posted this reply/thought many times in various threads over the last ten years or more....BUT
When shopping for a house in Fl. first thing I noted was that most of the homes for sale around Jax/NE Fl. were in swamp land, close enuff to count anyway....and so when coming to search Clay co. Orange Park, one of the first homes I looked at was this one, on a hillside that has at least 30' elevation off bottom of hill/swamp land-close enuff......flood 30' in this state, and there be nothing left....literally.....
and there are two homes further up this hillside that have another 20' elevation over ME......AND over the years I have cut down/been responsible for cutting, about ten or so trees that could have hit my house....

OH, GTW, I got older as a kid on top of a giant hill in Bethesda Md, outside DC.....and during that time a couple hurry-cains flooded out homes next to a large creek at bottom of the hill a couple blocks down, very steep hill too....and I remembered my Father saying, 'NEVER buy a house at bottom of the hill'......:issues:

Yes, unbridled construction and development are combining to make Florida a sh1thole like most other rural/agricultural areas that have allowed sprawling, poorly planned urban expansion. So nice...
I was on our local Planning & Zoning board where we had an historic "gateway corridor" into the old town and well thought out zoning and development plans. The town planner left and they brought in some city slicker that was gonna show us small-town yokels "how its done". A smarmy, back slapper and now the little town has all the big city problems with crime, congestion, high density, thrown together sh!tboxes with 1,500 unit apartments feeding two lane country roads. The whole shebang.
Pulte threw up a massive apartment complex and flooded a 200 year old cemetery with their rampant disregard for well..everything. And don't kid yourself there are a TON of blue-state refugees invading FL and they aren't changing their liberal outlooks one iota.

That's happening everywhere now, look in the Florida panhandle and the Blue Ridge area of Georgia. The blue state refugees show up around Orlando and buy a sh!tbox with a postage stamp size yard with a single palm tree and think that's Florida. Then they complain about alligators, bobcats and bears while they throw back their Scotch and slur their speech about how awful DeSantis is. I see it every single day here.

Flood INS is a scam.
Flood INS Program is run by the feds, the NFIP.
The NFIP and gov control the flood maps, those with mortgages must carry if in a flood zone.
Almost no one files a flood claim, must be from rising water, unless their home is affected by a hurricane, very rarely do downpours cause flooding.
Each year as this gov entity, as do all gov entities, loses money due to internal fraud, they redo the flood maps, and include more neighborhoods and homes, as they always need more revenue.
I was required to carry Flood INS on current home, from 2000 to 2015, it was $500/year, coverage was $250K--I beleive this is the max coverage for NFIP policies, you can always get a second policy.
I live as far from the coast as possible, about 13 miles, live in a neighborhood 15 feet above sea level, streets have storm drains, drains emptied into a canal, a canal managed by South FL Water Management that has both locks and pump houses, and can be lowered at least 2 feet per day.
Our neighborhood has never flooded, and it never will.
Now, why do so many get forced to carry a NFIP coverage, well, like all things, those who are most vulnerable to floods claim the cost is too high for their income, so you and I with no exposure pay their way in life.
Ever see the Mississippi flood, it is devastating, BUT most homes you see impacted are worth much less than $250K.
So, if they have coverage, why does FEMA, via our taxes, have to assist and provide,,, I answered that above.
Today, more help than ever is needed for those who cannot pay their way.
If you are in a flood zone, A or V is the designation, AND you have a mortgage, you must carry a policy.
My last premium in 2015 was $500/year for $250K coverage, today, I believe, the max coverage is still $250K, but premiums are now $1,000 - $1,500 at the low end of the risk scale.

Just to clarify, flood insurance - if you are in a certain FEMA zone is required by nearly 100% of mortgage lenders, HOWEVER, much of the FEMA mapping is old and erroneous. My little town is NOT part of the Federal Flood Insurance Program (which is a bargain BTW). Until I paid off my house Regions Bank was requiring me to get private flood insurance (in 2006 that was only offered by LLoyd's of London for an ADDITIONAL $6,000 annual premium). I did a LOMA (Letter or Map Amendment) and proved I was out of the 100 year flood zone by 135'. Its not complicated to do.
IF you own your home outright you are not required to carry flood insurance.

Been there three times, many memorable areas, Las Brisas in Laguna--cannot recall much, played golf at Bear Creek in Murietta--valley winds are brutal, I would go back to visit.
TRUMP received more votes from California than any other state in 2020, TX 2nd and FL 3rd.

Ranching, I have been told, is at best a break-even business, and hopefully the land incurred great appreciation when you get out.
As with all socialists, the more they can control the greater their endurance.
I think we have seen the end of small ranchers and farmers, not sure how much to blame are the corporate players.
Pretty certain the US taxpayers are asked to provide much more to foreign agriculture than our own ranches and farms--I bet we have given other countries hundreds of billions of $$$$ in the last three decades.

Regards to the hate issue, I've dealt with that many times in my life. Haters never tell you their true motivation, obviously because it is something that they would be ashamed about.. Thus my thread about motivation. Reality; it's not hard to figure out. In that way I find great amusement. The well known saying is appropo: "The best revenge is to live well."

As a kid playing "sandlot" sports constantly, that is 180 degrees from reality. I was, by all measures, the best runner in my elementary school, and by a huge margin. Both sprint, distance, and agility. Legendary. Crushed the school record in chin-ups.
Remember the presidential fitness award? I excelled in all events except the softball throw. I could chuck a baseball as far as anyone, but for some reason I could never achieve the minimum required yardage for the ****ing "girlie ball".:(

Watching JD on a penalty kick situation was like watching a chameleon tracking a fly. He would somehow know where the kicker was shooting for, and catch or deflect the ball with a very high percentage.

Unfortunately Idaho has been "discovered" by liberals leaving CA. Our daughter and family live in Boise. 15 years ago it was a nice small conservative city. Now it's fast becoming a liberal shithole with horrible traffic. They're thinking about leaving. It's sad to watch.
Salt Lake has gone super liberal and it seems they are trying to bring the rest of Utah down with them. It sucks.

Baby Doll and I took our kids to see Jefferson's house when our son was four. He was well behaved and very interested in just about everything. Our daughter was two, and the term "terrible twos" doesn't begin to describe her from infant to about three-something. She insisted on being carried every moment that she was awake, and for her that was about 18 hours per day. She also insisted on letting the world know that she was awake, mostly at random.
I was carrying her through the house portion of the tour with about a half-dozen other tourists. About half way through a pleasant grey-haired woman tapped me on the shoulder and asked me if I'd like to see a special part of the estate. I agreed of course, so she opened a side door and waved me through to the outside. :D
The best part of that small event in my life is that if I ever get tossed out of any establishment, I can honestly saw that "I have been thrown out of better places than this". :Jeff '79:
