Baby Doll's grandfather built this in '69. Her uncle inherited it and lived there about twenty years. Never saw water inside until this last storm- four feet inside. They chose to gut it, clean it, stabilize it, and sell.
Lots of good memories, time to move on...

The FL market has cooled off from the hot frenzy in 2020 & 2021. But I’m still amazed at the prices that homes (and vacant land) are selling for.
Example:
Homes that sold for 500K in 2018/2019 we’re selling for 1.5M in 2021. Now that home will sell for 1.25M.
Meh.

There should be no insurance for a property like that. You're either Baller enough to pay cash and self-insure for hurricane damage, or you go live somewhere more rational. Private insurers in California stopped writing earthquake policies in the 90s after the Northridge quake; look for Florida insurers to do the same with flood policies. :yesnod:

Have a friend in Fort Myers he said they had 18 foot storm surge. He was amazed that many did not have flood insurance untill he heard the cost. He was fine 4th floor condo and he has more homes. Why anyone would put their only home in a low spot is beyond stupid. :kick:

My brother lives about 0.25 mile away from that house, he is on finger canal also, with no fixed bridges.
He survived the storm, damage was under $60K, in FL with a 5% storm deductible, he may get $10-15K from his insurance policy.
Cape Coral is a very nice area, but do not tell people who live in Naples,,, the Naples folks are a little, maybe a lot, uppity.

Very generalized map. I'm in Comal County, Texas, and the map shows the county in the "High" area. Our home was appraised at $1.13 million about 2 weeks ago. We built it for $443k in 2017. We bought our 3 acres for $30k in 2016 and the 3 acre lot down the street just sold for $179k. Yup...I'll take the 'loss'!

Flood Insurance, what I think I know:
1) Flood Maps are BS, I was in a flood zone for first 14 years of ownership, live 10+ miles from ocean, community has storm drains that have never failed, communities have canals and lakes on lock system that can drain 6+" per day
2) The reason the maps are BS is because more people are needed to pay for the idiots that do not have coverage, as they are viewed as unable to afford coverage, that is when FEMA steps in and makes all things right for the 81M
3) NFIP policy is maxed at $250K coverage, you must buy another to subsidize
4) Your HO INS will not pay for damage from rising waters
5) NFIP policies have more than doubled in some areas in the last five years, as more is needed from those who pay their bills, the ones who pay nothing will continue to pay nothing, actually less than nothing
6) Eff this BS, go mortgageless and avoid the scam

But seriously, even ballers, those who are mortgageless, have a coverage in place, adequate coverage for total replacement with a HUGELY deductible, as they only are concerned with a major loss event.
Another obvious reason to have an HO INS policy even if you have biden crime family money, is liability, as paying now for coverage is HUGELY cheaper than paying in the courts after you lose, and you will lose if occurred at your home.

I've never lived in flood plain myself so haven't needed it.
However if you want a home loan for property in flood plain the lender requires it, don't have to live there and of course if pay cash do whatever you want.
Big arguments however have occurred over which insurance pays for the water damage if roofing is also damaged. Who pays for what, some people have fallen into a pit as neither want to pay. If house if gone did the wind do it or was it ths storm surge?

The crown jewel of this collection, and also the crown jewel of the automotive world, was his 1964 Ferrari 275 GTB/C Speciales, one of three built, the racing heritage is well-documented, the car is today as it left the racing world.
The car can fetch $125+M at auction, I think it would be over $150M, could touch $200M with the right bidders in the room.
I doubt the car has been driven, or started, in the last 20 years, as I tried to get close to it to do such, but was escorted away.
With that said, I bet it has a HUGELY policy on it, to protect the asset, even though it has minimal exposure to loss, with the exception of theft--anyone know how I can borrow a heavy-lift whirlybird, I can cut you in.

PMI is only required for loan-to-value ratios over 80%, so that’s easy to avoid. With historically low mortgage interest rates for many years until recently it was smarter to pay 2-3% interest on a mortgage and invest the money to pay off the mortgage at a higher rate of return. As has already been mentioned, not having insurance of any kind, including liability, on a large investment whether paid off or not is just plain stupid.
If someone gets hurt on your property, sues for negligence and wins, you lose the property unless you’re very wealthy.

Only a fool would forego homeowners insurance. The protections the liability portion offers is one big reason. It provides a dollar amount of coverage AND a defense. Much better to have insurance pay the lawyers you need.

Ok you're a little slow you see the pic I posted AGAIN? You see where it is not attached to the beam? Show where the manufacturer recommended use shows NOT TO USE ANY FASTENERS on their product. Or even get someone with building experience to agree with you. I realize I am an avid over builder but I would never try to support a ton or two depending on that even with the proper fasteners. Not to mention the liability when your insurance will stick you with when your claim is denied if God forbid someone gets hurt or worse. I have pointed out a few things trying to help you out. Ok you're a little slow you see the pic I posted AGAIN? You see where it is not attached to the beam? Show where the manufacturer recommended use shows NOT TO USE ANY FASTENERS on their product. Or even get someone with building experience to agree with you. I realize I am an avid over builder but I would never try to support a ton or two depending on that even with the proper fasteners. Not to mention the liability when your insurance will stick you with when your claim is denied if God forbid someone gets hurt or worse. I have pointed out a few things trying to help you out. You seem to take this as a personal attack and respond by making personal attacks. I will however admit I do have a bit of fun rubbing your nose in it when you try to defend your ignorance. :yesnod:

Let's do you seem to be at a loss for words so I found some of yours that seem to explain. :)
In the engineering field I saw huge changes in workload over my career. When I did work for a large firm, the key was to be indispensable. I became the guy who could do the jobs outside of their expertise, train the hopeless cases, and still have one of highest utilization rates. Easy to do, just work 50-60 hours to be able to bill up to 40.
I always found if you do the job right the first time you don't spend half you time going back to fix it to get paid.:dance:

I don’t think the joist hanger being fastened to the joist has much to do with the structural integrity of the system.
One could argue that a bunch of screws or nails at the end of the joist only splits and weakens the joist.

Really how does that little tab hammer in to the steel beam? And you don't see any problem with the lateral load sliding back and forth on steel on steel and bowing out the wood fascia boards? And you would put a ton or two hot tub up that high as he did with only a few screws holding it? The point is the little tab offers zero structural benefit, and one could argue that additional fasteners would not either.
Of course the tab isn’t designed to penetrate a steel framing member.
My post was not an effort to analyze the project.
Btw- that framing member you called a “facia” is better referred to as a beam or band or sometimes a rim joist. Depending on the framing makeup. A facia board is more commonly a finish board along a roof rake or eave. If used to describe a band on a deck, it would still be a trim or finish material not a structural framing member.

Yo Yadkin, on hot tub deck it appears to be 7.25 ft wide with the outer edge by railing having the hot tub recessed @4” but larger exposed floor rafter toward house. What 6” there?

I designed/ built the deck to slope 1/4"/ ft, which is the minimum cross slope for roadways, to facilitate drainage. I never want to have to shovel snow on it.

The easy way to end this is that Preston Henn, before his passing, owned a great car collection.
The crown jewel of this collection, and also the crown jewel of the automotive world, was his 1964 Ferrari 275 GTB/C Speciales, one of three built, the racing heritage is well-documented, the car is today as it left the racing world.
The car can fetch $125+M at auction, I think it would be over $150M, could touch $200M with the right bidders in the room.
I doubt the car has been driven, or started, in the last 20 years, as I tried to get close to it to do such, but was escorted away.
