It's bitter sweet. Raised my girls here, very quiet neighborhood but its time to move on. We'll keep our mountain property here in Commifornia but wife and I are done with the city life, we'll buy a home in a different state.

Gonna stay with our oldest kid for a minute until we figure this all out.

Crazy thing is in '99 we paid $185K for it, It's listed at $750K. Today was the first showing and there was over 30 appointments. I'm fairly certain it'll go for north of 800K.

Lord I'm not looking forward to packing and moving all the stuff we've amassed over the years

Yeh, neighbors down the road/on high side of swamp road, so not flooded in the 23 years I been here, building new home further south, and starting yard sales yesterday to offload tons of junk.....they in their 70's along with majority in this street.....they have a house full of crap, same as we do.....:shots::dance::sadangel:

We are going to be in the same boat soon. I had this house built in 88 with a couple additions along the way. Same as you, raised my two girls here. It will be hard for me, but it is way too much house for us now, so yeah, time to downsize. Moving is going to be a major pain! Actually going to look at a piece of land this morning!

We have been looking for housing for about 4 months now. It seems a good house comes on the market and it is gone in a couple of hours. Leaning towards building a house. Found some land down in Kentucky but can't get the owners to respond about Perc testing and utility availability. Getting frustrated to say the least. We want to get out of the area before the dickhead across the street starts his shit of walking around with the pistol and stalking my wife again.
Of course the good ole boys won't do anything around here because Daddy knows people. The city is screwing with us now, losing our sewage bill twice, forgetting to send our tax bills and ignoring our requests to have our area patrolled by the police.
Yeah it is time to get the hell out of this inbreed piece of shit town. They are so stupid they elected a retired idiot who wasn't worth a shit as a worker and is worse as the mayor.

We had another house for the last 22 years that we downsized into so we sold,threw out and gave most of our 25 years of stuff and furniture. Was not fun. Wife sold a lot on the facebook market place.

We have a small house and a conex to store crap in, been weeding out stuff don't need for 10 years now. I purposely built a small house so couldn't move all the junk into it.
About to have another spring purge this time holiday stuff mainly.

ONE level house. Got over 2 1/2 times what we paid for it.

Yeah, before it was showed yesterday, had to get up at 3:30am and load the weapons and ammo for the showing. Weapons weren't to bad, but my back still hurts from hauling the ammo. Damn, I didn't realize we had so much shit in the vault. I couldn't see out the back window of my truck after it was all loaded :D :leaving:

Talked my inlaws into a one level 10 plus years ago as they had 3 levels.
Stairs suck... :D

We almost built new a couple of years ago but after going through the planning process and mortgage appt., decided to stay put and just do some upgrades. A big part of deciding against it was the idea of having to deal with all the crap we’ve accumulated over the years!

Gonna have to do it at some point as my knees and feet are getting tired of stairs and my older dogs feel the same.

That said, I thought housing was in a bubble again back then but prices are much higher today. Not just materials, land prices have gone crazy out here.

Ranch/single level home is the way to go.....my folks found that out the hard way.....laundry in basement, 4 large bedrooms up top, living/dining/kitchen/TV on main floor.....and 2 acres to mow......:issues: Dad backed the rider mower through the fence.....lucky he not hurt badly.....after that hired a lawn mowing company......:issues:

I had a cape cod up north.....3 story and room addition, and concrete back yard with a 3 car garage in back.....wonderful party deck too......many a BBQ/beer party for some ten years......

I just went through this with my parent's house which was stuffed with 4 generations of stuff.

Some advice if you want it:
1) if you touch something, make a decision on it immediately - pack it, throw it away or donate it.
2) don't get in the habit of saving stuff for family/others. It will drive you nuts tracking what goes to who. If you have stuff for family/friends, put it in 1 place, invite them over to get the stuff, if they don't show, toss it.
3) have a place for everything to go - packed stuff goes to place a, garbage to place b, donations to place c, etc
4) buy big 55 gallon trash bags, they're a lot more convenient than boxes
5) get a dumpster after you've accumulated enough to warrant one.

i have a lot more I could mention, but those are the big ones. Good luck :cert::cert:

oh, 1 more thing:

find an auction house locally to partner with to sell stuff that has value, like collectables, antiques etc. They will come get everything, clean it up, and take care of everything that needs to happen to sell it. They usually take a 25% cut of the proceeds.

So where do you think you will move to? I'm also in Comifornia, but my wife and I bought a house here in Woodland back in 2015 for $420k. It now goes for $700k. WTF?

Tunder22 provided some good info on moving. When we moved, we used "PODS". They come by and drop off 2 large moving pods that we would fill. When done, then come by and pick it up and have it delivered to your destination. It was a lot cheaper than using a moving company or trying to do it yourself and mess up your back.

I also purchased 100 Corovan boxes. We used these at work when moving people around the company. They are great boxes and fold up when done. I still have a bout a dozen left over that still get used.

We are leaning in this direction, all of our neighbors have been here as long as we have if not longer. The neighbor across the street raised their 3 girls (same age as ours, grew up together) and we showed it to the youngest. She's wanting to start having babies. We're big on family so I'm thinking living across the street from Mom/Grandma would be pretty cool. Wife and I agreed to take a little less from her, within reason :seasix:

Good luck to you. As mentioned before, the Pods work good. I sold all my furniture because I moved cross country from So. Lake Tahoe to Louisiana. I knew it was time to retire and move when I started having fun conversations with the grandkids. I'm only 20 mins from my daughter.

My 2200sf house in Tahoe sold in 3 days four years ago for 1/2 million. I paid 3% commission because I used a discount broker who had buyers lined up. The couple who bought my place sold their 1300sf house in San Jose for 1.2 million. I'm now kickin' back on the river with no debt.

My brother and I decided to sell our Rental in West Covina, CA this year while real estate is on fire. I hope I'm right about not having to pay taxes on long term capital gains.

neighbors behind us put their house up for sale ( 2 acres, 3 bedroom ranch w/ nice basement and small , shallow pond) for $250K ( they bought it 2 years earlier for $180 and updated it)

They cut off showings at 36 the first day and had a cash offer of $300K with NO inspection which they accepted.

We moved into our current house a little over three years ago. Moved from a 5k square foot house in Hellinois to one about half the size in Florida. Sold, gave away a shit load of stuff before moving.
I am hoping this is the last place we live in. If not, currently houses here are selling before they even hit the multi list. People want to get onto a small town island environment away from the BS.

I made what I hope is my last full move a couple weeks ago from CA back to our home in CO. I agree that moving is a bitch. On the other hand, it's given me an opportunity to go through a ton of crap and downsize the possessions. I just retired and moved a 1 BR place in LA to CO and for some reason, it spurred me into cleaning out our CO home.

looks like a Weil McLain boiler (I presume for the baseboard heating and domestic hot water, common set up).

we had one of those in the guesthouse, replaced a few years ago with a tankless Navien boiler/water heater combo unit. much more efficient, and it's a closed system, so you don't have to have outside air ducted into the room the boiler is in. now the main house, the guesthouse, and the shop all have Navien boilers. :DAB:

But the daughter says to ride it out and stay put as long as possible and so we will - but the area is now a congested snarl of traffic, morons and @holes. But it will be hard to give up the view.

Hope is a nice area. Quiet, most lots have great views of lake Pend Orielle. Sand Point is nearby which is the larger town in the area and growing. Kootenai county is aprox an hour south where more shopping/dining is located. We almost built there at one time but the rapid growth changed our minds. Most everwhere between Pend Orielle lake and CDA lake are full of residents and tourists now.

Honestly, for anyone looking at n ID, four or so hours south to north central ID is far better, just east of where the confluence of the Clearwater and Snake river is. Waaaay less crowded, much shorter winters, world class elk hunting and steelhead/salmon fishing, far less crowded and waaay more house/land for the $$. Airport located just down hwy12 in Lewiston. Multiple ski resorts within an hour or so.

The dworshak and nearby rivers are unspoiled and uncrowded.

Like so many other places, changed. Exploding populations of the wrong type of people and you have issues.

The SF Bay Area I grew up in 50-60 years ago was enchanting. After 1990, not so much. Now? Intolerable. A shithole. Same with Hawaii. When I first started visiting over 40 years ago, enchanting. Now? A congested, expensive shit-hole.
So even places like Floriduh this can happen. And IMO, anywhere Disney is located, it's going to happen much faster. :)

Sold our last house on the coast last year and moved further north but stayed in the panhandle.

Worked out great. Doubled my money on the home we purchased in 2019 and bought a brand new little subdivision tract house for comparative peanuts. We'll live here in Mayberry until the new farmhouse is completed.

I despise driving down to the beach now. Once away from the traffic and morons and tourist @holes....you forget all about that view. :yesnod:

Mid 40's. I stole both in the 70's (each). One up the street, a view lot but well and septic (which means he might have to purchase a second lot) went for 179.

House 1/4 mile away went for 1.1M. Larger, 20 years older, but most of that is in the basement. And the roof is metal, not standing seam. No central heat, so it's basically a summer place.

Gotta remember that this is a resort area, so prices rise nutty, then drop badly during recessions. In 2005 condos up the street were selling for 279. Then 379. Then 479. Then the 2008 crash, and they were back to 279.

Those numbers make more sense. I thought you bought the vacant lots or 50K.

I understand resort real estate very much. I lived it for 35 years and I’m still involved with clients there.

No desire to live there anymore.

Gotta finish the addition first. The plan for one lot is a German Chalet with a large overhanging front gable. I'd rent it out to Floridiots and use the basement for a three or four bay garage, with at least one four post lift. :seasix:

I used to get to the town of Clermont 12 miles away in about 15 minutes, it now takes 45 minutes on a good day and that's before the new communities en route of high density conods/apartments are completed and open up. And a huge COSTCO. The little citrus farming town has turned into a snarl of traffic and retail/residentical sprawl. So its like John Milton's poem titled "Paradise Lost".

It went from bad to worse some time around 2005, when idiots were buying homes sight unseen as investments. The 'Crats had loosened lending requirements, causing a the housing market to explode. On our annual drive to visit relatives, the lush forests had been bulldozed, and it looked like a dust bowl.

It has been for us for 25 years, but the blue state refugees from tax, crime, congestion have brought all that crap with them now. I used to get to the town of Clermont 12 miles away in about 15 minutes, it now takes 45 minutes on a good day and that's before the new communities en route of high density conods/apartments are completed and open up. Too many places like that in FL and many other states. That's why we chose a small island (12 miles long and 2 miles wide) that has very strict laws about development including lot sizes, tree cutting, height restrictions, etc. The original dunes are still here and are protected. They haven't been bulldozed to build seawalls and condos. There are no private beaches here. John Grisham bought two adjacent lots on the ocean several years ago and applied to combine them and build a house higher than the limit of 30 ft. He was told no. His name and money didn't matter.

Same thing in the DC/Md. region......165k my old house sold in '97, joint valued at 650k a year ago, last time I checked.....

My dad bought his house for $50K in 1979. Today's market value is $1.29M. Absolutely ridiculous real estate in the bay area.

Most lazy idiots who purchased a home with no money down during the subprime boom, and then used them for piggybanks during the rapid appreciation, were out on the streets by 2012.
Most, thankfully, remain renters today.
