Having a house built, there are a few things that I wish I'd done different. This is by no means a comprehensive list.

1. Make sure they use good interior paint, specifically not contractor-grade flat paint. Egg shell/semi-gloss is the way to go. Pittsburgh Paint, Sherwin Williams, or other premium brand (not Lowes Depot.) Get all color codes in a file.

2. Go ahead and spend a bit more on your bathroom/kitchen. Even if it stings a bit. It's cheaper in the long run.

3. Spend more on windows than you were initially planning, get premium windows that will last 50 years or more. You'll save on energy too.

4. Make sure you don't skimp on the HVAC. Insist on very high efficiency HVAC equipment.

5. Garage. Big. Need I say more?

6. Laundry room, make sure it's roomy. Your wife will thank you.

7. Hot water. Consider getting two hot water tanks or tankless. One for kitchen/laundry and one for the rest of the house. Size them accordingly.

8. Carpet. Just...don't. Hardwood/tile/stone flooring and throw rugs as appropriate. If going hardwood, the engineered stuff is really good now. Make sure it's at least 1800 on the hardness scale. Preferably even harder.

9. Plant your trees ASAP. Plant them with them being big later in mind.

10. Get nicer switches/outlets than the usual contractor grade. Check out Legrand for instance. Can lights can lights can lights. If getting LED lighting, and you want to dim it, you'll find that you really need to make sure the dimmer and lights are compatible.

Like he asked us for any of this (but what the hell...it's what we do! :rofl: )

Let me add a few things if I may. You might want to ask around at a few A/C heating companies near your place as to what system THEY recommend. Of all people, they will know what's reliable and well built and what isn't. I have a Lennox system that was in my house, and within 5 years the evaporator coil crapped out ($2300 repair, thankyouverymuch :spdchk: ). Make sure that if you install a 5 ton unit, for example, that you are actually moving 5 tons of air. I have a 5 ton but was only recirculating 3.5 tons of air. Why? Not enough air returns. This meant installing returns in all the bedrooms - and presto! 5 tons of air and a balanced system throughout the house.

Don't skimp on electrical outlets too. I had quad boxes installed in my office and had the circuits all upgraded so they could handle it. You can never have too many plugs.

Windows: I can stand next to the windows on a cold day and feel the difference in temperature. From what I've read, argon-filled windows really don't get you as much as low-e glass and it's very expensive. If this is a long-term house, something to think about.

With regard to paint, Cyber is absolutely correct...BUT...be aware that companies like PPG, Sherwin-Williams, Benjamin Moore, etc. also carry lines of "contractor grade" paint. I learned this the hard way. I had the interior of my last house painted and I specified Sherwin-Williams paint, but I found out later that I should have also specified the grade. Now, contractor grade SW paint is probably better than most, but if you're spending money on a premium brand, you might as well get what you pay for.

Of course, this is a question of affordability, but one thing's for sure: I'd try to stay away from "contractor-grade" anything. When I remodel the interior of my place, this is a point I'll make crystal clear.

All of the points made are very valid. Unfortunately you only get to specify when you custom build. Everything on the lists have all been an issue for me at one time or another because my builder sucked and used contractor grade EVERYTHING...except the Supervisor. He was "Border Jumper" grade. :mad:

i spec'd out the electrical system down to the outlets used for the shop. quad boxes every 4 feet, 4 feet above finished floor all the way around the shop. plus some outlets on the ceiling. i was there everyday while it was being built.

Got THAT right!!! and a house I totally redid next door to me in Maryland years ago, that silly lawn I had out front contributed a few yards of dirt on top of the 26 yards I had dumped in the back yard, as we rented a Robert Cat and I got my kids to drive it and do the back filling around that foundation, so the basement would not suck water like a swimming pool in every rainstorm....what a MESS that house was as a result of that water suckage.......we increased the depth of the window wells and the back basement staircase about 15 inches all around....then poured the driveway on top of it to get into the back yard...and the kitchen area with ease.....as well as graded away from house instead of toward the house.....

Same crap needed to with my sister's place in Pa. regrade the land and get the downspouts away from the foundation, ....

Okay, I'll add my two cents worth.

Floor drain in the garage. Not cheap, though.

Put a hose bib inside of your garage near the door and store the hose there, out of the sun. I have a hose that is over 15 years old because it stays out of the sun. People around here with vacation homes do this also to keep people from stealing water for nearby houses, or stealing the hose.

In general, watch the contractor as the project is in the final phases. That's when they realize they have spent more than they planned and start cutting corners and using cheap stuff.

Once framing starts, when you go to the site park a few houses away. Otherwise, plan on nails in your tires. Never drive onto the lot once the hammers come out.

we have several of these, one near the house (running off house water) and two down by the shop (fed from the rain water tanks that have pumps in them).

they are freeze proof, lockable, and you can put them wherever you want.

Good Lord is his work incredible though. About as close to perfection as any work I've ever seen.

Guy hand cuts all the wood in your kitchen to flush mount to all walls.
I've seen him do cabinets in 125+ yr old homes with terrible walls and they were a dead fit plumb and square. :wow:

Lots of great suggestions mentioned but if you plan to follow any be prepared to write a larger number on your check(s).
While some guys are out to nickel and dime you, almost all the suggestions mentioned really do take more time and or more expensive equipment.

Who ever you get to do the kitchen layout, make damn sure you substantiate his measures, AND the order sheet for each cabinet, not as to style, necessary but to the mechanical fitment to the room, not caring about a wall slightly outta plumb, but to make damn sure the callout will fit the room......

a 'top cabinet shop' here in Jax measured up a kitchen for a customer of mine, and it was the most screwed up bunch of orders, as well as one end cabinet was so far out of spec in it's construction, I had to custom cut a shelf to fit .....outta square by over an inch.....

over a week delay just to get the correct boxes at the house to fit the install.....

We did, because the sun will rise on the living room, also having them tinted.

We went at length about that, and did the upgrade.

2 Suburbans will fit, with 8' in front, 4' in back.
6. Laundry room, make sure it's roomy. Your wife will thank you.

Best part is when they put the roof on and get it totally in the dry. That's when you start coming up with "ideas" that will "help". Like maybe we really don't want to go with tile in this room. How much would it cost to move this wall over three feet? Stuff that will endear you to your contractor.

My wife has already racked up changes that are costing me $8000 out of pocket, I told the guy if he wants any more money I have to say ok first.

My wife has already racked up changes that are costing me $8000 out of pocket, I told the guy if he wants any more money I have to say ok first.

I only wanted a few things done my way and got overridden every time by my contractor and my wife. First was I wanted to stick to the house plan and go with 10' ceilings instead of 8' that the builder said he was going to do (all the big rooms are vaulted anyway, but still), 6" studs instead of 4" studs, and 12x12 pitch roof instead of 12x8. All of those were in the plans I chose, the builder insisted I didn't want that. I lost that battle basically because he dug his feet in, saying he was doing me a big favor. It's fine with they way he did it, but I still wish I made him. He kept quoting me when I first interviewed him that I wanted to keep it under $190k. Literally a week after we broke ground I got a $30k raise. Figured I could afford to do it right.

The other thing I wanted was a three car garage versus the two car in the plans. He said no way, it would be too hard to match the roof line. Gave in on that too, but did make them make it 6' deeper which makes it at least able to have freezer/fridge/cabinets/work bench without a problem.

Ours tried to talk us out of the 18' ceiling in the living room, that was the main thing I wanted. He even had my wife convinced that we didn't need it, but to me it screws up the whole thing. You lose the second set of windows, the balcony, and makes the roof line stupid.

He is an old immigrant, and doesn't understand why people want things that are "flashy". He does first class work, best material etc, just doesn't do much flash. He told us this is the biggest house he's ever built.

My first house had a central vac 3 story townhouse....but just a vac, no rug beater action.....

and I agree on wider hallways, I remember one of my apartments, decades ago, I cut the corner off the HVAC chase to get an armoire (clothes closet) around the corner into the bedroom, left it that way until I moved out.....fixed it when I left, the crew was happy......

They're all but mandatory here. Code calls for either:
R19 (2x6)
or
R13+5 (2x4 with 1" exterior foam sheathing)

I'm building with 2x6 plus 2.5" exterior foam. Should put me close to R30 net.

He said that it would add a lot to the cost because material and different windows and doors (at least their frames) and it wouldn't really do anything for us. At the time I was so busy at work I really didn't feel like fighting every single thing, the builder knew what he was doing according to all his references and he was trying to keep the costs down. But yeah, I wish I could have just started over and said "I want it all done to the plans with 6" studs, 10' ceilings, and 12x12 pitch. Tell me what it will cost, I'll have the money."

And I would have been fine with 10x12 as the majority of the homes in the neighborhood have that pitch. Except for us and a couple other houses.

Stayed in the Netherlands this past June via airbnb. Nice retired couple, house right on the canal. I did a double take when they were showing us around the backyard. I see a basement window. 30' from the canal.

Turns out its a 1 piece basement that they hoisted into place and filled with water so it wouldn't float away. Built the house on top, then pumped out the water. Crazy

Gotta comment one thing on that lot/house/bulkhead placement.....

Years ago my Dad had a townhouse out on the island that forms Ocean City Md.....and out back they had a bulkhead and shared dock, so one dock for two townhomes and a whole row of homes.......the issue was the fill dirt they dug out of Isle of Wite bay kept sinking and washing out behind the retaining wall, built same as what you have and all that I have seen.....it was a constant problem getting fill dirt/sand behind the wall, and MY solution would have been taking a good load of concrete bags and just tossing them behind the wall unopened and let the water soak into the bags, then when solid, cap off with soil and grass.......but Dad finally got disgusted with the place after a few years and sold it.....this was all 60's-70's....gone by the 80's.....come think of it, I still have a few sticks of rattan furniture from the joint.....

Obviously the worst damage occurred during storms,, so keep an eye on it....:dance:

Where I come from, your insulation was installed wrong. I'm used to having the paper side out, with the flaps stapled to the studs. :dunno:

If I ever have a house built again, I'm going to insist on upgraded insulation. It doesn't cost that much more, and the labor is the same.

R-19 is the minimum for an attic, maybe that's what was discussed? Your pictures clearly show R-13 in the walls. If you agreed on R-19 for the walls, now would be the time to have a chat with your builder, before the drywall goes up.

I only see the labels in the one pic, and that appears to be the garage. You might have a chat with the building inspector. They do have inspectors down there don't they? In NJ they do a inspection prior to drywall installation.

Good point. I don't see any printing on the insulation in the house. Maybe garage insulation is considered a separate thing, even when it's attached? My garage is detached.....no insulation or sheetrock, just exposed studs.

R13 is on 2x4 framing.....R19 is on 2x6 framing....garages are mostly 2x4....

hard to tell from pix about the rest of the house....I ASSume you know the diff when you look, a 2x4 is actually 1.5x3.5 inches 2x6 is actually 1.5x5.5 inches....

Ask about the insulation and if it is paper backed. If it is, it was installed incorrectly. Unfortunately I have experience installing insulation and paper goes towards the living space. :yesnod:

He said they are putting up a barrier before the sheet rock, I spoke with him this morning.

It is R-19 in the living area, and R-13 in the garage.

There is a guy who is at the Kutztown Folk Festival every year who does amazing stone work. Ken Saul is a master with the chisel and makes it look easy. The true masters do amazing work. :yesnod:

Being a contractor up north, I had a good brick mason on call for various jobs, and when selling the folks' house, I got good and pissed at the damn RFD mailbox always being hit or vandalized, and the 30 years of constant PIA that damn thing was.....problem out in rural areas especially as more kids/folks move there.....

SO I got him to dig a hole about a yard each direction, on side of the road, and plant a good size I beam in the middle of it, just shy of mailbox height, and then build solid concrete block filled up with concrete, then face it with nice brick work.....HIT THAT, jerks......

a few years later, I saw it was removed.....no doubt some jerk hit the thing, and blamed the mailbox for totalling his dump truck.....

He isn't putting it on until the dry wall people are done, because "those men are animals, and will probably break the glass" according to the builder. :lol:

:seasix: U wooden BEEEEE leave the shit I seen on the backside....so just commenting, as the backfill tends to settle in around foundations/basement in particular, and so the land tends to flow toward the house, wet basement and tends to get unstable even on a slab house....:dance::seasix:

Ours are Aristokraft. They have a vacuum formed plastic coating on the doors. Cleans up easily with a damp towel. Also pull-out shelves in the lower cabinets.

NICE MOVE on that Kitchen sink there, you can even wash a inline 6 cylinder head...or a smaller trans case in that......so much better than most other arrangements....I could not easily find one so went with the vegy chop sink on the left and the standard size on the right.....and wish the main sink was THAT size....my sis had one long ago, and LOVED it.....

That sink was one of my wife's non-negotiable's. She was willing to delay the house to get it. As much as I would like to take credit for how well the kitchen turned out, it was 100% her.
